Bed and breakfasts

Websites for bed and breakfasts

Guests usually find a B&B on a booking site, then look for its own website to check the rooms and book direct. The page should show each room, its nightly rate, what breakfast includes and how to book without a middleman.

Before they choose a bed and breakfast

  • How much is a room per night?

“How much is a bed and breakfast per night” is a common search. Show a nightly rate for each room, with seasonal differences and any minimum stay.

  • What is the room like?

Photographs of each room and its bathroom, bed size, whether the bathroom is en suite, and the view if it is worth mentioning.

  • What is breakfast?

What is served, when, and whether you cater for dietary needs. For a B&B, breakfast is half the offer.

  • Can I book direct?

A phone number, an email or your own booking link, and any reason to book direct (a better rate, flexible cancellation) if you offer one.

On a bed and breakfast’s page

  • Your fire safety arrangements

Premises taking paying guests fall under fire safety law and need a fire risk assessment. Guests do not need the document, but mentioning smoke alarms and escape routes reassures them. The Regulatory Reform (Fire Safety) Order 2005.

  • Your licence, if you are in Scotland

In Scotland, short-term lets, including B&Bs where the host lives on site, need a licence from the council. Show your licence number where it is required.

  • Cancellation and deposit terms

State them on the page as well as at booking.

A stays page: rooms by category with nightly prices, breakfast and check-in times, a gallery, and an availability enquiry.

The Mill House, a fictional B&B, shows each room with its photographs and nightly rate, and what breakfast includes.

Showing your prices

Rates vary by season and room, so a small table (room, low season, high season, minimum nights) is clearer than one “from” price, and shows guests why booking direct is worth it if your direct rate is lower.

£49 upfront for a one-page website, and £20 a month for the care plan that comes with it (hosting, updates and support), with a 12-month minimum term, fixed in writing before we start. Pricing.

Bed and breakfasts: questions

How much does a bed and breakfast cost per night?

It depends on the room, the season and where you are. A B&B’s own website should show a nightly rate for each room.

What should a B&B website include?

Each room with photographs, bed size and bathroom, nightly rates, what breakfast includes, how to book direct, cancellation terms, and how to find you.

Should a B&B take bookings on its own website?

Yes, alongside booking sites. A page with a direct booking link or number lets guests book without the booking site’s commission.
